Price it yourselfWhen an older Glendale ranch gets updated, the worn carpet and the dated tile are often the first things pulled, and luxury vinyl plank goes down in their place. Up in Arrowhead Ranch you also find engineered wood in the great rooms. Either way, most of these floors have only ever seen a mop.

Wood and vinyl floors we have cleaned in homes around the Valley.

Before cleaning real wood, we put a few drops of water on an out-of-the-way board. Beading means the finish is sound and the floor can take a damp clean. Soaking in means the finish is worn through, or the floor is oiled or waxed, and that calls for different products entirely. Vinyl plank skips this step, because there is no finish to wear through and no board to swell. Its problem is the embossed texture and the seams, where soil packs in, and that responds to the right cleaner and agitation, not extra water.
Excess water swells the joints and cups the boards. High-pH cleaners meant for tile dull the finish and slowly strip it. Shine-in-a-bottle products lay down a new film every time until the floor turns cloudy and tacky. Existing damage, such as gaps, cupping, or bare wood showing through, is beyond what cleaning can fix, and we tell you up front.
Sofas, chairs, tables, and other light pieces, yes. China and curio cabinets, electronics, glass tops, beds, and anything holding breakables stay where they are. A lot of furniture to shuffle puts the job toward the top of your range, and clearing the floor yourself brings it down.
Most people misread this. A wood or vinyl floor that looks flat and dingy no matter how often it is mopped usually has plenty of life left. It is buried under layers of oil soap, shine product, and multi-surface cleaner, and that coating grabs dirt and hides the finish.
Each mopping adds to it, which is why the floor looks worse the harder someone works at it, and why people start pricing new flooring they do not need.
Removing that layer is what people notice first, at a small fraction of replacement cost. We work with measured moisture and extraction instead of a bucket and mop.
Solid hardwood, engineered wood, laminate, luxury vinyl plank, and luxury vinyl tile, cleaned with controlled moisture and a full rinse, plus sealing for real wood.
On hardwood, the finish is the armor, and foot traffic thins it every year. Cleaning removes the grime and the seal coat lays a new protective layer on top, which is why we suggest doing both on hardwood and engineered wood. It stays optional. Vinyl and laminate get the cleaning alone.
Glendale's hard floors get a steady supply of fine West Valley dust. Monsoon storms push it in every summer, and the rest of the year it rides in on shoes and pets from yards and open lots. On vinyl plank and engineered wood that grit acts like fine sandpaper, wearing the surface a little with every step.
In the older neighborhoods around Glen Lakes and Sahuaro Ranch, a lot of LVP went in during remodels, and owners tend to keep it up with the same mop-and-shine products they used on the old tile. That habit is where the cloudy film comes from.
Since Glendale is a planned trip for us, wood and vinyl usually get scheduled with the bedroom carpet or the kitchen tile, on one quote and one visit.
Extracted as we go, so no water sits on your floor.

$0.85 a square foot online or $1 regular. Clean plus seal on real wood is about $1.49 online or $1.75 regular. The quote tool can price it alongside carpet cleaning or tile so the whole house is one visit.
The factory wear layer on both does not bond well with a sealer, so the seal coat is only for real wood. A thorough cleaning is usually all plank needs.
Usually, yes. Moisture is pulled up as we go and each section is dry before we move on, so the floor is usually ready when we pack up.
Too much is. It swells boards and lifts their edges, and on vinyl it seeps between planks. We use only what is needed and extract it immediately.
No. We clean, and we can seal over an intact finish on real wood. Sanding, deep scratches, and water damage need a refinisher, and we tell you before starting if that is your situation.
Sooner than most people think. Grit settles into the embossed texture from the first week, and mop products seal it in, so even a fairly new floor tends to look noticeably better after its first professional clean.
