Price it yourself

Phoenix has wood floors in two very different kinds of homes: original hardwood in historic bungalows around Willo and Encanto-Palmcroft, and luxury vinyl plank in newer builds and remodels across the city. Both need a real cleaning, and neither one likes water.

Pfaff Cleaning Co. is locally owned, with the owners overseeing every job. See our full process and service area on the main hardwood & lvp cleaning page.

Why a range? The low end is your online price. Old wax and residue on the floor take more time to do right, and we do not do splash-and-dash cleanings, so the top of the range covers that. We move furniture on request, just not beds, bed frames, very heavy pieces, or anything with breakables on or in it. If a lot of moving is needed, the range covers it. Your price never goes above the top of this range for what you selected, unless the scope changes on site.

💳 Easy tap to pay with any card or phone wallet, or pay with cash or Zelle. No tax added, no card fees, and no hidden fees. Receipts by email or text.

📋 Estimated price is based on the details provided. Final pricing will be confirmed before service begins. If a visit minimum applies, it shows above your total, and it counts once for the whole visit, not per service, so combining services or adding optional add-ons is how most people clear it.

Luxury vinyl and laminate are cleaning only. Their factory wear layer does not take a sealer well.

What Your Neighbors Are Saying

Our Process

  1. Identify the floor. Solid hardwood, engineered wood, laminate, or vinyl, since each takes a different approach.
  2. Dry soil removal. Grit comes off first so it does not get dragged across the finish.
  3. Residue removal. pH-neutral cleaning with controlled moisture, working the buildup out of the texture and the seams. On LVP, our hard floor tool sprays and pulls the water straight back up in the same pass, so nothing slips into the seams.
  4. Dry as we go. Moisture comes back up immediately, and each section is dry before we move on.
  5. Seal, recommended for real wood. A protective coat over the existing finish, on hardwood and engineered wood.

Wood Gets Tested First. LVP Does Not Need It.

On a wood floor, a few drops of water tells us what we are working with. Beads up and the finish is intact, so the floor takes a proper damp clean. Soaks in and the finish is worn through or it is a penetrating oil or wax floor, which is a different job with different products. Nobody should run a machine across a wood floor without knowing which one you have. LVP is different: vinyl plank has no finish to strip and no boards to swell, so the test does not apply. What it has is texture that holds soil and seams where grime collects, and that comes out with the right cleaner and agitation rather than more water.

Four Ways Wood Floors Get Ruined

Too much water swells the seams and cups the boards. The wrong pH dulls the finish and eventually strips it, because wood wants a neutral cleaner, not the high-pH product made for tile. Mop-and-shine buildup leaves a film every application until the floor is cloudy and sticky, and that has to come off before anything looks clean. Damage already there, gaps, cupping, or a finish worn to bare board, is not something cleaning fixes, and we say so before we start.

Furniture, and What We Move

We move what is reasonable: sofas, chairs, tables, light pieces. We do not move anything with breakables on it or in it, china cabinets, curio cabinets, electronics, or glass tops, and we do not move beds. If we are shuffling a lot of furniture through the house, expect the top end of your range rather than the bottom. Clear what you can off the floor beforehand and it comes in lower.

Your Floor Is Probably Not Worn Out. It Is Coated.

This is the thing most people get wrong about wood and LVP. A floor that looks dull, flat and permanently dirty usually is not worn through at all. It is carrying years of film from oil soaps, shine products and multi-surface cleaner, and that film holds soil and kills the finish underneath.

Every mopping adds another coat of it. That is why the floor looks worse the harder somebody works on it, and it is why people start pricing replacement for a floor that is completely fine.

Taking that film off is usually the difference people notice first, and it costs a fraction of new flooring. $0.85 a square foot online, $1 regular, or $1.49 with a fresh protective coat over the existing finish. Controlled moisture and extraction rather than a bucket, because standing water is the one thing that genuinely damages wood.

Hardwood & LVP Floor Cleaning in Phoenix, AZ

Solid hardwood, engineered wood, laminate, luxury vinyl plank, and luxury vinyl tile. Professional cleaning with controlled moisture and a proper rinse, plus sealing for hardwood.

Controlling the Moisture Is the Whole Job

Wood and vinyl are not tile. Too much water swells wood boards and cups the edges, and on luxury vinyl it slips through the seams where nothing can dry it. So we use only as much moisture as the cleaning needs, pull it back up immediately, and dry each section before moving to the next. By the time we pack up, the floor is ready to walk on.

Why Floors Look Dull After Mopping

Most dull wood and vinyl floors are coated, not worn. Oil soaps, shine products, and all-in-one mop solutions leave a film behind every time, and that film holds dirt and scatters light. Removing the buildup is usually the biggest visible change.

Professional Cleaning, Not Refinishing

We do not sand or refinish. Deep scratches, worn-through finish, and water damage need a refinishing company, and we will tell you that before we start.

On Real Wood, Cleaning and Sealing Go Together

The finish is what protects real hardwood, and traffic wears it thinner every year. Hardwood floor cleaning takes the grime off, and sealing puts a fresh protective layer back over the finish. That is why we recommend clean and seal for hardwood and engineered wood, and why people who care about their wood floors treat them as one job. It is still optional, with no pressure either way. Vinyl and laminate get the clean without the seal.

Why Phoenix Homes Need Hardwood & LVP Cleaning

Older wood in central Phoenix has usually been through decades of wet mopping and oil soap, and the finish is worn thin in the walkways. A careful cleaning and a fresh seal coat protect what is left of it.

LVP in a newer north Phoenix home or a midtown condo has the opposite problem. It is tough, but desert dust grinds into the texture and shine products sit on top of it until the floor looks grey.

Old Wood Gets a Look First

On original hardwood we check the finish before anything else. If it is worn down to bare wood in spots, a cleaning and seal coat still help, but those boards need a refinishing company, and you hear that from us up front.

Hardwood & LVP Cleaning Phoenix, AZ FAQs

Please reach us at (480) 389-8415 if you cannot find an answer to your question.

Should I seal my hardwood floor?

On real hardwood and engineered wood, we recommend it. It is still optional. Vinyl and laminate cannot be sealed.

How long until I can walk on it?

Right away in most cases. We dry each section before moving on.

Will water damage my wood floor?

Too much water will, which is why we never flood or steam wood. Controlled moisture, never a soaked floor.

Do you refinish floors?

No. We do professional cleaning and hardwood sealing over the existing finish.

Why does my floor look dull after mopping?

Usually product residue from oil soaps and shine products.

How much does it cost in Phoenix?

Cleaning is $0.85/sqft online, or $1 regular. Hardwood clean and seal is about $1.49/sqft online, or $1.75 regular. A $150 minimum applies per visit, once for the whole visit rather than per service.

Can you clean the original hardwood in a historic Phoenix home?

Yes. We use controlled moisture and a proper rinse, and we recommend a seal coat afterward to protect the finish. Deep scratches and finish worn through to bare wood take refinishing, which we do not do, and we tell you that before we start.
