Price it yourselfGlendale tile ranges from 1970s ceramic and sealed saltillo in the older ranch homes to large-format porcelain and wood-look plank in newer Arrowhead builds. Whatever the floor, the dirt that matters is down in the grout joint, and that is where we put the work.

Pricing more than tile? The instant quote tool prices every service at once.
Grout repair is priced separately, once we have looked at the damage.
Showers, backsplashes, small-format or mosaic floors, and borders or inlays get a price from a photo you text us. The shower section below explains why.
“We've been in our house 8 years and the tile now looks like it did on day one!”
“Crew did a GREAT job. Tile and grout are looking like new. Very happy with how our rooms look!”
“They did a fantastic job our floors were gross! I mean very bad. They did a tile and grout cleaning.”
Time on site depends on the square footage and how much soil the grout is holding. Leave the floor as it is, no pre-mopping needed. On request we move furniture, except beds, bed frames, oversized sectionals, pianos, and anything holding breakables.
Grout is a recessed, porous channel. The tile face wipes clean easily, but the joint sits below it and catches everything a mop pushes off the surface. That is why a well-mopped floor can still have dark grout.
The $0.85 online rate, $1 regular, pays for an alkaline cleaner left long enough to break the soil loose, real agitation inside the joint, and then rinsing and extraction that pull the dirt out of the house. Done that way, grout comes back several shades and holds there.
A fast spray-and-squeegee job looks fine at first. Within a month the lines are dark again, because nothing was removed from them. We would rather take the time once.
From jobs across the Valley.

Common Glendale floor plans, worked out at the online cleaning-only rate. These are typical setups rather than past invoices, and any sealing gets added in the box above.
Penny, hex, mosaic, and other small or clustered tile, along with inlays, borders, and decorative dividers in baths and entries, get priced from a photo, because all that extra grout takes longer to clean properly. Text us a picture and the price comes back to you.
Saltillo shows up a lot in Glendale homes from the 70s and 80s. It is unglazed clay, so its look depends almost entirely on the sealer. When that sealer has turned yellow or hazy, a new coat on top just traps the haze, and stripping it off first is the only way to get a clear finish.
A full strip and reseal is $4.50 a square foot and normally takes two days. The first day is stripping, neutralizing, rinsing, and then letting the clay dry out completely, since sealer laid over damp saltillo clouds up white. The second day is several coats of fresh sealer. Not ready for that? A deep clean at the standard tile rate, or a clean plus one fresh coat at $2.75 a square foot, will both brighten it, though neither one fixes sealer that has already gone cloudy. We look at the floor and tell you which path makes sense.
Most Glendale homes have carpet in at least some bedrooms, so the tiled area is smaller than the total square footage. Measure the kitchen, entry, family room, halls, and baths, and leave out the floor under cabinets and built-ins.
Ask and we will move dining sets, sofas, chairs, and other light pieces. Beds, TVs and electronics, glass tables, curio and china cabinets, and anything loaded with breakables stay in place. A room packed with furniture to move lands toward the top of your range.
The floor is normally dry when we finish, but if you want an air mover running while we are there, mention it and we will set one up.
Kitchen backsplash grout behind the range holds cooking grease and needs a degreaser and some hand scrubbing. Shower grout holds soap scum and mineral. Both are priced from a photo.
Clear sealing keeps your grout its current color and makes spills sit on top long enough to wipe up. Since it dries invisible, we apply it one line at a time, and you are welcome to watch. Color sealing covers stained or uneven grout with one consistent shade, picked from more than 40 colors. Grout repair comes first if any joints are cracked, loose, or missing, because sealer cannot bond to grout that is crumbling. See grout repair.
No surface in the house works harder than the shower. Calcium works its way into the grout and the tile surface, and some of it will not come off by any safe method. We do not scrape with blades or use strong acids, since both leave etched tile and damaged joints behind.
We cannot promise how long a shower result holds up. Some last for years and some fail early, and an early failure does not mean the work was poor. Water chemistry, soaps, cleaning products, ventilation, and moisture trapped behind the tile are all outside our control. Running the fan and squeegeeing after each shower help a lot. For a ballpark, send photos with the button below. When you decide to go ahead, we match the color at your home, a 25% deposit covers materials, and we order them before your date is set. See shower cleaning.

Bringing grout back usually means one of three things: a deep clean to recover its original color, a clear seal to protect that color, or color sealing when the original shade is gone for good. We tell you which one your floor needs. Our work is the grout, not the tile itself, so a cracked or loose tile gets pointed out before we start, since that repair belongs to a tile setter.
If the dark lines follow the walking paths, that is soil, and it cleans out. If the grout is blotchy and uneven across the whole floor, it probably absorbed stains before it was ever sealed, which no amount of mopping will undo.
We clean porcelain, ceramic, slate, saltillo, and most other hard floors, and we offer clear sealing, color sealing, grout repair, shower tile cleaning, and commercial tile floors as well.
Some Glendale homes mix tile with a travertine or marble entry, fireplace surround, or shower. Natural stone needs different products and a different process, covered on natural stone cleaning and sealing.
A grey trail from the garage door to the kitchen, grout lines darker than the tile next to them, buildup along the cabinet toe kicks, cloudy shower walls, and cracked joints in the busiest walkways.
Glendale homes have a lot of tile, and much of it has been down a long time. In the neighborhoods built in the 70s, 80s, and 90s, it is common to find the original ceramic in the kitchen and baths and a saltillo entry that has been resealed more than once. Those floors have had decades of mopping push soil down into the joints, and many have never had a true deep clean.
Up in Arrowhead Ranch, Arrowhead Lakes, and Sierra Verde, the tile is newer and often large-format, but the grout still absorbs from day one. Light-colored builder grout in a busy kitchen and family room shows every lane within a few years.
Monsoon season adds to all of it. When a dust storm comes through, the fine grit gets tracked across the floor and settles straight into the grout, and a damp mop turns it into a paste that dries in the joint.
We plan Glendale tile jobs so the kitchen, entry, halls, and bathrooms, plus any sealing you choose, all get finished on the same visit.
We clean down inside the joint, not just across the tile surface.
Our own crew has done all of the work. Our Google rating is 5.0.

Most grout brightens a great deal. A few stains are locked in, and for those, color sealing gives you an even new color instead.
Yes. It is a separate service and always happens before sealing. Pricing is on our grout repair page.
Yes, as its own service. Stone reacts to products that are fine on tile, and the wrong one etches it for good, so it has a dedicated stone cleaning page with its own rates.
Light and moderate mineral comes off. Heavy scale that has bonded to the grout and tile may not budge, and we will not chase it with razor blades or strong acid.
Yes. Both are priced from a photo you text us.
Cleaning is $0.85 a square foot online, $1 regular. Cleaning with a clear seal is $1.27 online, $1.50 regular, and color sealing runs $2.50 to $3.25 a square foot, which is not discounted.
Yes. Glendale water is hard like the rest of the Valley, and every mop bucket and shower leaves a trace of mineral in the grout. A clear seal after cleaning slows that buildup, and you can add it in the price box.
Yes. Color sealing puts the old and new grout under one shade, so a remodeled kitchen or a room addition blends in with the rest of the house.
It helps, ideally before the listing photos are taken. Clean grout makes a floor read newer on camera, and color sealing an outdated grout shade is one of the less expensive ways to update a floor before a sale.
