We're in Peoria all the time, and we take on grout repair across the city.
We repair Peoria grout joint by joint, whether settling cracked it in Westbrook Village or a wet batch left it soft in Vistancia. Price it below, confirm with a photo, or call (480) 389-8415, 7am to 8pm daily.
The difference between a cleaning and a good cleaning is time. We take ours.
Price it yourselfPeoria grout breaks down for different reasons depending on the house. In 1980s and 1990s homes around Westbrook Village and south Peoria it is usually age and settling, and in the newer Vistancia and Westwing Mountain builds it is often a batch that was mixed too wet on install day.
Pfaff Cleaning Co. is a locally owned Arizona company. The full method and coverage area live on our main grout repair page.
Repairs are priced as ranges and confirmed from a photo or on site, and they are not discounted online.

Pricing more than a repair? The instant quote tool prices every service at once.
What moves the price: how much grout has failed, whether it is already loose or cracked but still in the joint (that grout has to be cut out with a grout saw), joint width, tile size and layout, baseboard protection, whether you have leftover grout from the install or we order it, and whether you add color sealing. The optional clean and color seal afterward is priced at our normal tile rates.

Splitting it into two trips is what makes a patch disappear. Fresh grout next to old grout never quite matches, but once the whole area is cleaned and colored together it reads as one finished floor.

Grout fixes on shower walls and pans, floors, and backsplashes: joints that crumble, cracks running along baseboards and into corners, and shower seams that have split open. Each spot is repaired, given time to cure, and then color sealed if you choose so the new and old grout match.
Bad mix at install. Too much water in the bucket means the grout never cures to full strength, and it slowly powders out of the joints. The slab shifts. Years of small movement crack grout where tile butts up against something rigid, so baseboards and corners go first. Shower wear. Daily water, soap, and calcium eat at shower grout until it cracks and lets go.
Water trapped behind the tile is another matter. When moisture sits behind the wall or under the pan, it keeps forcing its way out through the joints and any new grout will fail again. The warning signs are white chalky residue, grout that stays dark for hours after a shower, tiles that move, or a musty smell. If we see those, you hear about it before we start, because the fix is waterproofing or pan work by a contractor.
Floor repairs carry a one year guarantee against the repaired grout cracking or coming loose in normal use. It does not cover fresh settling cracks in other spots, water damage, structural movement, or repairs done with grout you supplied. Showers carry no guarantee, whether for repair, cleaning, or color sealing. Some last for years and some fail fast, and a short life does not mean the work was done wrong, since water, soap, calcium, airflow, and moisture behind the tile are outside our control. Running the exhaust fan during and after each shower helps.
We do not regrout entire rooms, replace or fix tile, or caulk. If your job is larger than a section-by-section grout repair, you will know before it is booked.
The labor is in the joints. Each line gets cleaned, then the color goes in by hand, then any excess comes off the tile face before it sets. Leave it too long and the haze becomes part of the tile.
That comes from practice, not shortcuts. Someone still learning tends to smear color on the tile and miss the joints tucked under cabinet toe kicks.
A repair holds when the tile below is still bonded. Cracked lines, missing chunks, powdery joints, and chipped corners all come back clean as long as the tile itself is solid.
A tile that sounds hollow is something else. Tap across the floor with a knuckle and a bonded tile gives a sharp, tight sound, while a loose one sounds dull. If that tile rocks, fresh grout around it cracks again within months. We tap before we quote, and if it is hollow we send you to a tile setter instead of charging you to fill a joint that will not last.
When a Peoria shower is beyond a cleaning, people tend to call it shower grout or tile restoration: split seams, empty corners, and grout that crumbles under a thumbnail. We fix the failed sections and seal them again. A full shower regrout from scratch is not something we do, and we tell you that before we come out.
Peoria's water is hard, and each shower leaves a thin film of calcium in the joints. Over a decade or two that mineral wear is what opens the cracks along the shower pan and up the corners. On the floors, a house settles slightly over its first couple of decades, and the first casualty is the grout line where tile meets a baseboard or a door threshold.
Almost every case we see in Peoria is fixable by targeted repair, without tearing anything out.
For Peoria jobs we book the repair date and the clean and color seal date in one call, so you know both before any grout comes out.
Floor repairs guaranteed for a full year.

No. We are fully insured and stick to targeted grout repairs on Peoria floors, showers, and backsplashes. Loose tile or water trapped behind a wall belongs to a different trade, and we say so at the start.
You can, and it might lower the price a bit. Grout has a shelf life of roughly a year, though, so a bag from a 1990s Westbrook Village build, or even a newer Vistancia one, is often too old. We suggest fresh grout, because repairs made with yours fall outside the floor guarantee.
Plan on about 12 days if you add color sealing: around 5 days for the new grout to cure, then 7 more after the color goes on. Skip showering the day before we arrive.
Not on its own. New grout never looks like grout that has been down for years. A clean and color seal after the cure brings every line to one shade, from over 40 choices. See grout color sealing.
No. We take out failed grout section by section and replace it. Whole-room regrouts, tile work, and caulking are not services we offer.
On floors, yes, for one year under normal use. Shower repairs, cleaning, and color sealing are not guaranteed, because hard water and moisture behind the tile are beyond our control.
Most often there is water sitting behind the tile or under the pan, and it keeps pushing out through the joints. Chalky white lines, grout that stays dark for hours, loose tiles, or a musty smell mean the pan or waterproofing needs attention first.
No, glass is not a service we offer, though the tile, stone, and grout around it are. For hard water spots on the glass, we suggest Bio-Clean Hard Water Stain Remover. It is non-acidic, so it will not etch the stone and grout nearby. Test a small patch first.
Yes. Baseboard and corner cracks are common repairs for us, and we cover the baseboards while we work. A color seal after the cure hides where the new grout went in.
