Tile is one of the most popular flooring choices for Arizona homes because it is durable and handles desert conditions well. Even so, dust, spills, and everyday foot traffic cause grout lines to darken and stain in ways normal household products cannot fix.
How Often?
For most Arizona homes, tile and grout should be professionally cleaned every 12 to 18 months, and some homes stretch to every 2 to 3 years depending on traffic and maintenance habits.
You may need it sooner with high foot traffic areas, pets, children, heavy dirt buildup, stained or discolored grout, kitchen grease buildup, or outdoor dirt tracked inside.
Why Grout Gets So Dirty
Tile surfaces are usually sealed and resistant to staining, but grout is naturally porous. Over time it absorbs dirt, oils, spills, cleaning product residue, and everyday wear. That is why grout lines become darker and uneven even when the tile itself still looks good.
Our Three Options
Cleaning only, from $0.85/sqft online ($1 regular). Deep cleaning driven into the grout line with extraction. The right choice when your grout color is still in good shape and it just needs the buildup pulled out.
Clean plus clear seal, from $1.27/sqft online ($1.50 regular). Keeps your existing grout color and adds a barrier so liquids bead up instead of soaking in. Good for homeowners happy with their current color who want easier maintenance.
Clean plus grout color seal, from $2.50/sqft, not discounted. For a true transformation. Restores a consistent color, covers years of staining, and protects against future staining, with over 40 color options. This is the only thing that fixes grout past what cleaning can recover.
Cleaning and clear seal are discounted 15% when you book online. Color seal is not.
Grout Repair
Sometimes cleaning and sealing are not enough. Cracked, damaged, or deteriorating grout needs repair before the floor can be fully restored, and sealer will not hold over crumbling material. Repairs start at $150 and get priced after we see them.
Why Professional Rather Than Scrubbing
Many homeowners spend hours scrubbing grout lines with limited results, because a brush works the surface while the soil sits below it. Machine agitation driven into the line, with extraction, is what actually removes buildup. Full details are on our tile and grout page.
