We Are Not Your Nightly Cleaner, and You Probably Need Both

Your janitorial crew empties trash, does the restrooms and wipes the breakroom down every night. That is a different job from ours and they are better at it. What they are not equipped for is extracting the carpet, cleaning hard floors properly, or touching the seating at all.

That is why an office can be cleaned nightly for years and still look tired. The daily work keeps a floor from getting worse. It does not get soil back out of it.

We do the deep pass a few times a year, or quarterly on a schedule, alongside whoever you already have. If you would rather have one vendor for everything, we do recurring janitorial too, from $1,500 a month.

Your Chairs Are the Thing Nobody Has Cleaned

This is the most common thing we find in an office. The carpet gets vacuumed every night and the conference room chairs have not been touched since the firm moved in. They are fabric, people sit in them every day, and they are directly in front of whoever you are trying to impress.

Seating is priced per piece and it is cheaper than people expect. Conference and stack chairs $15, office chairs $30, lounge chairs $35, sofas and lobby couches $150.

A twelve chair conference room is $180. It is the biggest visible change you can make to a room for the money, and it is the one line item your nightly contract will never include.

Leather conference chairs are common and they price the same to clean. What leather needs after is conditioning, $30 on an office chair and $85 on a lobby sofa, because a dried out leather chair cracks at the front edge of the seat first. Pick fabric, leather or both in the quote tool.

That is extraction, not a wipe. A cloth over the surface takes off what is sitting on top. Office fabric holds body oil and years of use down in the weave, which is what makes a chair look grey rather than dirty. Product, dwell time, then pulling it back out is the only thing that changes that.

Leather is the same price and a different job. A leather executive chair is $30 and a leather lobby sofa is $150, same as fabric. What leather needs is conditioning, because Arizona heat dries it until the arms and the front edge of the seat crack. That is $30 on a chair, $85 on a sofa, $145 on a sectional. Mixed offices are normal and the calculator has a fabric, leather and both setting.

A firm lives on the impression the lobby and the conference room make before anyone says a word, and those are exactly the rooms where the seating is oldest and most used.

What we do for firms is straightforward: lobby and conference seating, the carpet in client-facing rooms and corridors, hard floors, and the glass inside and out. Evenings and weekends so nothing interrupts a deposition or a closing.

We clean around your files, not through them. Papers, folders and anything on a desk stay exactly where they are, and we will work a room at a time so nothing has to be cleared for us. If a room is off limits, say so and we skip it without asking why.

After Hours Is Standard, Not an Upcharge

Almost no office wants us there at eleven in the morning. Evenings and weekends are normal for us and there is no after-hours surcharge.

Tell us about building access when you book. Badge readers, elevator keys, freight elevator hours and whether security needs a name on a list are what actually hold an office job up. Ten seconds on the phone about it saves a wasted trip.

What does an office cost to clean?

Carpet is $0.40 a square foot, hard floors $0.85 to $1.50 depending on the surface, $500 minimum per commercial visit. Is this the same as our nightly cleaning service?

No. Your janitorial crew does trash, restrooms, breakrooms and wipe-downs every night. We do the deep work they are not equipped for: extracting the carpet, cleaning the hard floors properly, and the seating. Most offices have both. We also offer janitorial separately if you want one vendor.

Can you come after hours?

Yes, evenings and weekends, no surcharge. Most office work happens after five for obvious reasons. Tell us your building access situation when you book, since badge and elevator access is usually the thing that holds a job up rather than the cleaning.

How long until we can use the space?

We say within 24 hours on carpet dry time and most is dry well before that. An evening clean means Monday morning is normal. Hard floors are walkable as soon as we are off them.

Nobody has ever cleaned our conference chairs. Is that a problem?

It is the most common thing we find in an office, and it is not your fault. Nightly contracts do not cover upholstery, so seating goes years untouched while the carpet under it gets vacuumed every day. A conference room of twelve chairs is $180 and it is the single most visible improvement in the room.

Do you handle multi-tenant buildings?

Yes. Common corridors, elevators lobbies and shared conference space run on the same square footage pricing, and we will bill the building separately from individual suites so it reconciles properly.

How does billing work?

Under $5,000 is paid the day of service by card, ACH, check or Zelle, no card fees. Over $5,000 and recurring programs run Net 30 by ACH or check.
