Choosing between a franchise carpet cleaner and an independent in the Valley comes down to three things: how the price is built, who is standing in your living room, and what happens if it goes wrong.
| Typical franchise | ⭐ Pfaff Cleaning Co. | |
|---|---|---|
| Getting a price | An appointment, then a number | Published rates, quote in about a minute |
| Tipping | A tip screen at the door, or a tech waiting for one | No tip screen and no tip expected. The price is the price |
| Who shows up | The local franchisee's employees | Our own team, every job |
| Add-ons | Often commissioned | Nobody here earns more by selling you one |
| If it goes wrong | Escalate to corporate above the local owner | 14-day re-treat, no charge, no argument |
| Best for | A fixed date we cannot cover, or one vendor across several states | Knowing the number and the standard before anyone arrives |
| What the schedule does to your job | Five jobs on the route that day means yours gets rushed | We book the time the job takes, and one area is finished before we move to the next |
One of us will tell you our price before you let us in your house. The other one will not. Everything else on this page is detail.
All of it applies the same way to tile and grout, natural stone, upholstery, air ducts and dryer vents. Carpet is just where most people are comparing.
Every rate is published, and your price is ready in about a minute. No appointment.
A franchise is two businesses. There is the brand, which owns the name, the process and the advertising, and there is the local franchisee, who is an independent business owner paying for the right to use all of it. The van says one thing. The people are somebody else's employees.
That franchisee pays royalties and a marketing fee off the top of every invoice, commonly 6 to 10 percent combined, before any of their own costs. It has to come out somewhere: a higher price, a faster job, or a harder upsell at the door.
An independent pays no royalty and no marketing fee, but nobody hands it a system either, and some never build one. We did: the same process on every job, the same standard no matter who is on site, and an owner who checks the work. You get the system without paying for a franchise sign.
Independent, and built to do the work properly rather than fast. Every job since December 2024 has been done by our own team, and we are still at a 5.0 on Google 500+ jobs later.
What that gets you: published pricing you can check before you call, a 14-day re-treat on spots that come back, a one year guarantee on grout repair and color sealing, and somebody who will tell you when a stain is permanent rather than charging you to find out.
On scheduling we are usually the faster answer, not the slower one. Same week is normal, next day is common, and same day happens more often than people expect if you are flexible on the time. It is worth calling to ask rather than assuming a small company means a long wait.
On water extraction we are local with no dispatch queue and no crew driving in from across the Valley, which is the one situation where an hour genuinely matters.
When we are genuinely booked we say so rather than squeezing you in badly. That is the only version of this where we will point you somewhere else.
The first one is a single pass across a soiled carpet. Cleaned above the line, untouched below. That is the whole argument on this page in one picture.

These work on a franchise and an independent equally. The label on the van tells you less than the answers do.

Usually, though not always, and the reason is structural rather than greed. A franchisee pays royalties and a marketing fee off the top of every job, often 6 to 10 percent combined, plus their own overhead. That has to come from somewhere. What varies is whether it shows up as a higher price or a faster job.
Sometimes, and that is a real point in their favor. A good franchise system has a written process and a training program, which is more than a lot of independents have. The catch is that the person in your home may be three months in on that process, and you have no way to know before they arrive.
An employee of the local franchisee, who is a separate business from the brand on the van. The brand sets standards and the local owner does the hiring. That is why the same franchise name can be excellent in one city and poor in the next.
That there is no system behind the person. If the owner is good, you get the owner. If they have grown fast and hired without training anyone, you get somebody with no process and nobody checking. Ask who is doing the work and how long they have been doing it, and take a vague answer seriously.
Published pricing you can check before anyone arrives. A guarantee with a specific term rather than the word satisfaction. A straight answer about who is coming. And willingness to tell you what will not come out, which is the fastest way to find out whether somebody is selling you or helping you.
Same week is normal, next day is common, and same day happens more often than people expect if you are flexible on the time. Call and ask rather than assuming a small company means a long wait. On water extraction we are usually one of the fastest calls you can make in the Valley, because we are local and there is no dispatch queue between you and the truck.
Independent, and built to do the work properly rather than fast. Every job since December 2024 has been done by our own team, and we are still at a 5.0 on Google 500+ jobs later. That is the whole pitch and you can check both halves of it.
