In Sun Lakes, sanitizing and leather conditioning are the add-ons we get asked about most. They are priced per piece and listed separately from the cleaning, along with protectant, deodorizer, and pet treatment.
Two large recliners and a loveseat. $221 online, $260 regular. Recliners take most of the daily use here, especially at the headrest and arms.
One recliner on its own. $59.50 online, so the $150 minimum makes it a $150 stop. Most people add the sofa or a loveseat so the visit covers more than one chair.
Cottonwood sofa with sanitizing. $127.50 online for the cleaning plus $65 for sanitizing, so $192.50.
IronOaks recliner, loveseat, and four dining chairs. $212.50 online, $250 regular.
Two leather recliners, cleaned and conditioned. $119 online for the cleaning plus $50 each for conditioning, $219 total.
Size. A standard three-cushion sofa is $127.50 and a large recliner is $59.50. Sleeper sofas and oversized loungers are priced as larger pieces, and you get that number before we arrive.
Fabric. Older upholstery more often carries a solvent-only S code, and getting that wrong cannot be undone. Those pieces cost more because the process is different, and we read the tag first.
Condition. A recliner used every day for fifteen years has more worked into the headrest and arms than one that sits in a guest room. Same price list, different amount of time.
What does not change the price: working around walkers, wheelchairs, or things that should not be moved, pet hair, and normal soil. You do not need to clear the room before we come.
Body oil on recliner headrests and arms, general soil, food and drink spots, and pet hair come out. Furniture that has been looked after for years often cleans up very well.
The limits: sun fading, fabric that has worn thin where hands rest, dye transfer from a throw, and urine that soaked into a cushion are not soil. We tell you which you have before you pay for anything.
On a piece with sentimental value, we would rather go slowly and get it right than finish early. If a chair needs to stay usable while we work, tell us and we will work around it.

Yes, though one recliner is under the $150 minimum, so the visit would be $150. Adding a second chair or a sofa usually makes more sense.
It is priced per piece: $65 for a sofa, $42 for a loveseat or large recliner, and $12 for a dining chair.
No. We work around walkers, wheelchairs, and anything that should stay put, and we will not ask you to clear a room.
Yes. Cleaning is priced like fabric, and conditioning is $50 on a large recliner. Arizona heat dries leather out, so we recommend it.
