Flat dryer vent pricing for Tempe homes, condos, and rentals. $129 to start, no visit minimum, and one unit is a job we come out for.

Small jobs are welcome. Tempe has more condos, apartments, and rentals than anywhere else we work, and a lot of those are one dryer. There is no visit minimum on dryer vents, so a single unit is priced at the same $129 as anything else.
Vents nobody owns. In a rental, tenants assume it was done before move-in and owners assume the property manager handled it. We regularly open Tempe vents that have clearly never been serviced, and the price does not go up because of what we find.
Brushed from end to end. Rotary brush rods run the whole line and the lint comes out of the system instead of getting packed further in. The exterior cover gets cleaned and the flapper gets checked.
Before we leave, the dryer gets pushed back, the hose gets checked for gaps at both ends, and it gets positioned so it is not crushed against the wall.
Flat rate. These are already our lowest numbers, so the 15% online discount does not apply here.

Older housing near downtown Tempe and the university has more of the flexible foil and vinyl transition duct than newer areas. Vinyl is no longer considered acceptable for dryer venting at all, and foil traps lint in every ridge.
An intact hose goes back on at no charge. A torn or crushed one stays off, and the semi-rigid aluminum upgrade takes the job from $129 to $228. Landlords and tenants get the same choice.
The installation is the point. Spacing the dryer so the line cannot crush, keeping the run short with no low spot for lint to settle, and sealing both connections. If one of ours loosens, we come back and fix it free.

A few units, or a whole building. A duplex or a couple of rentals is priced per vent from the menu above. Once it is an apartment community or an HOA, it moves to commercial per-unit pricing, which is lower.
Shared buildings. Shared or multi-unit vent setups sometimes need building or HOA coordination, so check with property management before we come out and there will be no access problems on the day.

We do not do repairs. If the line is crushed, disconnected in the wall, or has a bad termination, we tell you and point you to someone who fixes it, instead of charging for a cleaning that will not help.
