For furnished rentals, deodorizer and sanitizing are the add-ons owners ask about most between tenants. Every add-on, including protectant, leather conditioning, and pet treatment, is a per-piece line of its own.
A condo with one sofa. $127.50 online, under the $150 minimum, so it is a $150 stop. Add the ottoman and it comes to $165.75, which gets you more for nearly the same money.
Furnished rental turnover, sofa and loveseat with deodorizer. $229.50 online for the cleaning, plus $30 deodorizer on the sofa and $25 on the loveseat. $284.50 total.
Two furnished units on one visit. A sofa and four dining chairs in each unit comes to $357 online for both. One visit, one invoice, and one $150 minimum rather than two.
South Tempe single-family sectional and four throw pillows. $348.50 online, $410 regular.
Warner Ranch home office: sofa, futon, and a desk chair. $246.50 online, $290 regular.
Size. $127.50 is a standard three-cushion sofa. A sleeper sofa, a futon, or a sofa with a chaise is priced as a larger piece, and the quote tool has a line for each.
Tenancy. A rental sofa that has gone through several tenants with no cleaning in between carries more oil and odor than a piece one owner has looked after. It is the same price list, but it takes more time, and the range covers that.
Fabric. Most furniture in Tempe rentals is water-cleanable. A solvent-only S-code fabric costs more because the process is different, and we read the tag before we start.
What does not change the price: pet hair, a third-floor walk-up, tight condo layouts, or working around a tenant's things. Those are part of the job.
Body oil, spills, general soil, and most of the odor a sofa picks up between tenants come out. Pet hair does too, and most pet smell where the accident did not soak through.
The limits: cigarette or vape smoke that has been in the fabric for years, sun fading, dye transfer, and urine that reached the foam are harder. Some can be treated, some cannot, and we tell the owner or manager which is which before any work is billed.
Burns, tears, and fabric worn thin by years of use are damage. Cleaning makes those pieces cleaner, and we will say plainly if a piece is past the point where cleaning is worth the money.
