Pricing below is exterior cleaning.


Small home, $349. Up to 10 windows.


Medium home, $449. 11 to 20 windows.


Large home, $799. 20+ windows or a full two-story.

Screens, $15 each. Removed, cleaned, reinstalled.

Hard Water Is the Real Problem

Most homeowners think window cleaning is cosmetic. In Arizona it isn't, and here's why.


Valley water is loaded with calcium and magnesium. When sprinkler overspray or a hose hits your glass and evaporates in the sun, the water leaves and the mineral stays. Every cycle adds another layer, and that layer bonds to the silica in the glass.


Left long enough, the mineral etches into the glass itself. At that point it's not a deposit sitting on the surface anymore, it's damage to the surface, and no amount of cleaning removes it. The glass has to be replaced.


The practical version: hard water spots are removable for a while, and then they aren't. The longer they sit, the more aggressive the removal has to be, and eventually aggressive doesn't work either.


If your windows get sprinkler spray, those are the ones to deal with first.

What Comes Off and What Doesn't

We'll tell you before we start which windows are going to come out clear and which ones won't.


Comes off: dust, grime, film, overspray, fresh and moderate hard water deposits, construction residue, and most of what accumulates in a normal year or two.


Might not: heavy mineral buildup that's been sitting for years. We can usually improve it significantly, and sometimes it comes fully clean, but it depends on how deep it's gone.


Won't: etched glass, scratches, and failed seals showing fogging between panes. Those are glass problems, not cleaning problems.


Nobody likes hearing that, but it's better than paying for a result that was never possible.

Signs Your Windows Need Cleaning

The DIY streaking is usually a product problem, not a technique problem. Household glass cleaners leave a film in dry heat because they flash off the glass before you can wipe them clean.

Frames and tracks first. Dust comes off the frames before water touches the glass, so we're not washing grit back down across a clean pane.


Glass. Squeegee work, not spray and wipe. Detailed at the edges, which is where most cleanings fall apart.


Hard water treatment. Where deposits call for it, on the windows that need it.


Final check. We walk it with you in daylight before we load out. Glass either looks right or it doesn't, and you'll know either way.

How Often

Most Valley homes do well twice a year. Once a year works if you don't have sprinklers hitting the glass.


The windows that need more attention are the ones taking irrigation overspray, since those accumulate mineral on a completely different schedule than the rest of the house. Sometimes it's worth doing just those in between.

A hydrophobic coating applied after cleaning. Water beads and rolls off instead of sitting and evaporating, which is what leaves the mineral behind in the first place.


It doesn't make windows self-cleaning and it wears off over time. What it does is slow the buildup and make the next cleaning easier. Worth it on the windows that catch sprinkler spray.
