Leather conditioning and protectant are the add-ons we discuss most in Paradise Valley. They are priced per piece, like deodorizer, sanitizing, and pet treatment, and kept on separate lines from the cleaning.
Patio sectional and two lounge chairs under the ramada. $385.90 online, $454 regular. Pieces that take direct sun and pool splash all year usually need more passes than indoor furniture.
Full-grain leather sectional, cleaned and conditioned. $297.50 online for the cleaning plus $145 for conditioning, so $442.50.
Main house sofa and loveseat, plus the casita sleeper sofa. $408 online, $480 regular. One visit covers both buildings, and the $150 minimum counts once.
A designer velvet or mohair sofa with an S code. Solvent-only fabric is priced above the standard sofa number. We check the code, test a hidden area if there is no tag, and give you the price before anything is cleaned.
Eight dining chairs with protectant. $102 online for the chairs plus $15 each for protectant, $222 total.
Fabric code. Silk blends, velvets, mohair, and loose linens each behave differently, and code S fabric rings permanently with water. S-coded pieces cost more because the method changes. Code X is vacuum only, and we say so.
Size. $127.50 is the standard three-cushion sofa. Custom pieces that run long or include a chaise are priced as larger pieces, and you hear that number first.
Outdoor exposure. Patio seating priced from the patio list costs a little more than the same indoor piece, because sun-baked soil and pool residue take more work to get out.
What does not change the price: a large property, a separate casita, pet hair, or moving heavy pieces to reach the back. Those are part of the job.
Body oil on arms and headrests, general soil, most food and wine spots, and pet hair come out. Full-grain leather cleans well and gets conditioned afterward so the hide stays supple.
The limits: water rings from earlier spot cleaning on S-code fabric, dye migration on silk blends, sun fading on patio cushions, and cracked leather are damage rather than soil. We point them out before we begin.
On a piece a designer sourced for you, we would rather tell you it should only be vacuumed than take the risk of cleaning it. That conversation happens before any charge.
