Cleaning glass is the visible part of the job, not the whole job. Tracks fill with desert dust that turns to paste the moment moisture hits it, which is why sliding doors get harder to move over the years. Frames hold dust that washes straight back down onto the glass with the next irrigation cycle. Screens hold a remarkable amount of dust and transfer it constantly.
Clean the glass and leave the rest and you have built in a re-soiling mechanism.
Mineral-heavy water landing on glass and drying in the sun leaves calcium and magnesium behind. Early on that deposit sits on top of the glass and comes off with the right treatment. Left long enough it reacts with the silica in the glass itself, and that is etching, which is a permanent change to the surface rather than something sitting on it.
The most common cause here is not rain. It is a sprinkler head hitting the bottom of the same window every morning. If you see heavy white buildup only on the lower portion of ground-floor glass, that is what is happening, and adjusting one head is free.
Cheap window cleaning stops at the middle of the glass. We take our time on the edges, corners, frames, and tracks.
Residential window washing is hand squeegee work. It is slower than spray and wipe, and it is the reason the glass does not streak in afternoon sun.
A squeegee also puts somebody within arm's reach of the glass, detailing the edge and the corners by hand. On a one or two story home that is the better result rather than a compromise. We do one and two story homes, and anything taller is a commercial method and a separate quote.

What it covers is glass, frame and sill on each pane rather than a fast squeegee across the middle. Tracks are priced separately because they are their own job, and we would rather show you that than fold it into a number you cannot check.
Hard water spotting on glass is the one thing we are careful about promising. Deposit comes off. Etched glass does not, and we will tell you which one you have before you pay for either.
Floor-to-ceiling glass facing Camelback or Mummy Mountain, clerestory windows, glass walls that open onto the pool deck, and two-story great rooms are standard here. That glass is the reason the house was built where it was, and hard water spotting across it is visible from every room.
Irrigation on a one-acre lot is also more extensive than on a subdivision lot, and a misaligned sprinkler head hitting the same pane every morning is the most common cause of permanent etching we see. Spotting on the surface comes off. Etching into the glass does not.
We inspect first and tell you which panes will clean up and which have already etched, before we quote. On large or custom glass, the difference between treating deposits early and replacing a panel later is significant, and a glass protectant afterward helps keep water from bonding between visits.
