What Actually Determines the Price
Square footage or room count. Usually the biggest single factor. If you are comparing quotes, make sure you are comparing the same pricing structure, since a per room quote and a per square foot quote can look wildly different for the same home.
Condition of the carpet. A carpet vacuumed regularly and cleaned yearly is a straightforward job. One that has not seen a professional cleaning in three or four years, with visible traffic patterns and set-in stains, takes real additional work.
Cleaning method. Some companies default to low moisture across the board, which is faster and dries sooner but is not always right for carpet needing a deeper clean. Others default to hot water extraction for everything, which can be overkill for carpet in decent shape. The method should be chosen based on your carpet's condition, not a single company default.
Add-on treatments. Pet stain and odor treatment, deodorizer, protectant, and sanitizing. None are required for a standard cleaning, but they are worth knowing about upfront rather than being surprised mid-appointment.
Stairs and high-traffic areas. Stairs are almost always priced separately, since they take more time and a different technique per step than an open room.
Why the Cheapest Quote Is Not Always the Best Deal
Know what the advertised price covers. A low advertised price sometimes covers a smaller scope, and add-ons come up once the technician is in your home. Ask what is included before the appointment.
Cheaper is not faster or better. Racing through a home to hit a low price point means less pre-treatment, less thorough extraction, and a result that looks fine on the surface.
Arizona hard water adds a wrinkle. A rushed cleaning that skips a proper rinse leaves mineral and detergent residue behind, which actually makes carpet attract dirt faster afterward.
