Mesa is the largest city in the Valley and its homes range from 1960s ranches to new construction, which means window conditions here vary more than anywhere else we work.
Pfaff Cleaning Co. is locally owned, with the owners overseeing every job. See our full process and service area on the main window cleaning page.

Prices below are for exterior cleaning, at our online rates, 15% off regular when you book online.
Price exterior, interior, screens, and protectant together in about a minute with the instant quote tool. A $150 minimum applies per visit, once for the whole visit rather than per service.
Interior and exterior glass, screens, frames, and tracks. Single story and two story. Hard water treatment where the deposits are still on the surface.
Cleaning glass is the visible part of the job, not the whole job. Tracks fill with desert dust that turns to paste the moment moisture hits it, which is why sliding doors get harder to move over the years. Frames hold dust that washes straight back down onto the glass with the next irrigation cycle. Screens hold a remarkable amount of dust and transfer it constantly.
Clean the glass and leave the rest and you have built in a re-soiling mechanism.
Mineral-heavy water landing on glass and drying in the sun leaves calcium and magnesium behind. Early on that deposit sits on top of the glass and comes off with the right treatment. Left long enough it reacts with the silica in the glass itself, and that is etching, which is a permanent change to the surface rather than something sitting on it.
The most common cause here is not rain. It is a sprinkler head hitting the bottom of the same window every morning. If you see heavy white buildup only on the lower portion of ground-floor glass, that is what is happening, and adjusting one head is free.
Cheap window cleaning stops at the middle of the glass. We take our time on the edges, corners, frames, and tracks.
Residential window washing is hand squeegee work. It is slower than spray and wipe, and it is the reason the glass does not streak in afternoon sun.
A squeegee also puts somebody within arm's reach of the glass, detailing the edge and the corners by hand. On a one or two story home that is the better result rather than a compromise. We do one and two story homes, and anything taller is a commercial method and a separate quote.
Streak-Free Guarantee. See a streak within 7 days? Call or text and we come back and fix it, no charge. It covers our work, not mineral we told you upfront would not come out, or glass that is already etched.
A flat price for a house means someone guessed, and guesses are padded. Pane pricing means you can count your own windows and know the number before anyone shows up.
What it covers is glass, frame and sill on each pane rather than a fast squeegee across the middle. Tracks are priced separately because they are their own job, and we would rather show you that than fold it into a number you cannot check.
Hard water spotting on glass is the one thing we are careful about promising. Deposit comes off. Etched glass does not, and we will tell you which one you have before you pay for either.
Older central and west Mesa homes often have single-pane glass with decades of accumulated mineral deposit, and on those the honest answer is sometimes that the damage is permanent. Newer east Mesa construction has better glass but far more of it, with larger openings and two-story great rooms.
Homes backing onto open desert around Las Sendas and Red Mountain also take a heavier fine-dust load than homes in a built-out subdivision, which means shorter intervals between cleanings to stay ahead of it.
On older Mesa glass we inspect before we quote, because there is no point charging you to treat spotting that has already etched into the surface. You will hear which windows will improve and which will not.
A streak within 7 days means a free trip back. Every time.

Yes, homes and commercial properties throughout Mesa and the surrounding Valley.
Yes. Cleaning only the glass gives you a result that does not last, since dust on screens and frames transfers right back onto the pane.
Deposits still sitting on the surface usually come off. Once mineral has etched into the glass nothing removes it, and we tell you which you have before quoting.
If the area feels slightly rough under your fingertip it is likely etching. If it feels smooth but looks cloudy, the deposit is probably still on the surface.
Yes, we are equipped for upper-level glass so you are not on a ladder.
Twice a year works for most homes, after monsoon season and again in spring. Sooner where sprinkler overspray is hitting the glass.
Yes, counted as part of the glass on the property.
Exterior cleaning starts at $296.65 online for a small home, or $349 regular. Interior is the same price as exterior, so inside and out doubles the total. Screens are $15 each and glass protectant $13 per window per side, neither discounted.
