Why a range? The low end is your online price. Old wax and residue on the floor take more time to do right, and we do not do splash-and-dash cleanings, so the top of the range covers that. We move furniture on request, just not beds, bed frames, very heavy pieces, or anything with breakables on or in it. If a lot of moving is needed, the range covers it. Your price never goes above the top of this range for what you selected, unless the scope changes on site.

💳 Easy tap to pay with any card or phone wallet, or pay with cash or Zelle. No tax added, no card fees, and no hidden fees. Receipts by email or text.

📋 Estimated price is based on the details provided. Final pricing will be confirmed before service begins. If a visit minimum applies, it shows above your total, and it counts once for the whole visit, not per service, so combining services or adding optional add-ons is how most people clear it.

What Your Neighbors Are Saying

Our Process

  1. Identify the floor. Solid hardwood, engineered wood, laminate, or vinyl, since each takes a different approach.
  2. Dry soil removal. Grit comes off first so it does not get dragged across the finish.
  3. Residue removal. pH-neutral cleaning with controlled moisture, working the buildup out of the texture and the seams. On LVP, our hard floor tool sprays and pulls the water straight back up in the same pass, so nothing slips into the seams.
  4. Dry as we go.
  5. Seal, recommended for real wood. A protective coat over the existing finish, on hardwood and engineered wood.

Wood and Vinyl Are Not Tile

Tile can take a lot of water. Wood and vinyl cannot. Too much moisture swells wood boards and cups the edges, and on luxury vinyl it slips through the seams and gets underneath where nothing can dry it. So nothing here gets flooded, and nothing gets steamed. We clean with controlled moisture and pH-neutral solutions, and dry as we go.

Controlling the Moisture Is the Whole Job

On wood and vinyl, how fast the floor dries matters as much as how clean it gets. Every minute water sits on a wood floor it is working into the boards and the seams. So we use only as much moisture as the cleaning needs, pull it back up immediately, and dry each section before we move to the next one. By the time we are packing up, the floor is ready to walk on, not roped off for the afternoon.

Why Your Floor Looks Dull After You Mop

Most dull wood and vinyl floors are not worn out. They are coated. Oil soaps, shine-restoring products, and all-in-one mop solutions leave a thin film behind every time they are used, and that film holds onto dirt and scatters light. Mopping over it adds another layer. Stripping that buildup back off is usually the biggest change people see.

On Real Wood, Cleaning and Sealing Go Together

If you paid for real hardwood, you already know it is not a floor you just mop and forget. The finish is what protects the wood, and every year of foot traffic, chair legs, and grit wears it a little thinner. Cleaning takes off the grime and the product buildup. Sealing puts a fresh protective layer back over the finish, so the wood underneath is guarded against scuffs, spills, and moisture until the next cleaning.

That is why clean and seal is what we recommend for real wood, and why most people who care about their floors treat the two as one job. It is still optional. Cleaning on its own makes a real difference, and there is never pressure to add anything.

Vinyl and Laminate Are Cleaning Only

Luxury vinyl and laminate come with a factory wear layer built into the surface. Sealers do not bond to it well, so they tend to peel, cloud, or turn slick, and many manufacturers treat them as a warranty issue. The right care for vinyl is simply cleaning it properly and drying it fast.

Professional Cleaning, Not Refinishing

We do not sand or refinish floors. What we do is professional cleaning, done properly. It removes grime, product residue, and traffic dulling, and light surface scuffs often improve. Scratches through the finish into the wood, gray worn paths where the finish is gone, and water damage need a refinishing company, and we will tell you if that is what you have before we start rather than charge you for a cleaning that will not fix it.

Wood Gets Tested First. LVP Does Not Need It.

On a wood floor, water on the board tells us everything. Put a few drops down and watch. If it beads up, the finish is intact and the floor can take a proper damp clean. If it soaks in, the finish is worn through or you have a penetrating oil or wax floor, and that is a different job with different products.

Nobody should be running a machine across a wood floor without knowing which one you have. That test takes ten seconds and it is the difference between a clean floor and a damaged one.

LVP is a different animal. Vinyl plank has no finish to strip and no boards to swell, so the test does not apply. What it does have is texture that holds soil, and seams and edges where grime collects. That comes out with the right cleaner and agitation, not with more water.

Four Ways Wood Floors Get Ruined

Too much water. Wood moves. Flood a floor and it swells at the seams, cups across the board, and in bad cases the boards separate as they dry. We control the moisture going down and pull it back up immediately rather than letting it sit.

The wrong pH. A high-pH cleaner meant for tile or concrete will dull a wood finish and, used often enough, start stripping it. Wood wants a neutral cleaner made for finished floors.

Mop-and-shine buildup. The store-bought restorer products leave a film every time. Layer it for a few years and you get a cloudy, sticky floor that looks worse after each application. That buildup has to come off before the floor can actually look clean, and that is its own step.

Damage that was already there. Gaps, cupping, pet stains through the finish into the wood, or a finish worn to bare board. Cleaning does not fix any of that, and we tell you before we start rather than after.

Cleaning Tile or Carpet Too?

Most homes have more than one floor type. We handle tile and grout cleaning, natural stone cleaning, and carpet cleaning in the same visit, priced together in the quote tool.

Locally owned, serving Chandler, Gilbert, Scottsdale, Mesa, Queen Creek, Tempe, Ahwatukee, Sun Lakes, Paradise Valley, Phoenix, Apache Junction, San Tan Valley, Maricopa, Goodyear, Peoria, Glendale, Surprise, Fountain Hills, and Cave Creek, plus commercial work across the Phoenix metro.

Furniture, and What We Move

We move what is reasonable: sofas, chairs, tables, light pieces.

If we are shuffling a lot of furniture through the house, expect the top end of your range rather than the bottom. That is labor and we would rather say so than surprise you. Clear what you can off the floor beforehand and it comes in lower.

Your Floor Is Probably Not Worn Out. It Is Coated.

A floor that looks dull, flat and permanently dirty usually is not worn through at all. It is carrying years of film from oil soaps, mop-and-shine products and all-purpose cleaner, and that film holds soil and kills the finish underneath.

Every mopping adds another coat of it, which is why the floor looks worse the harder somebody works on it. Plenty of people start pricing replacement for a floor that is completely fine under the buildup.

Getting that film off is usually the difference people notice first, and it costs a fraction of new flooring. $0.85 a square foot online, $1 regular, or $1.49 with a fresh protective coat over the existing finish. Controlled moisture and extraction rather than a bucket, because standing water is the one thing that genuinely damages wood.

Hardwood & LVP Cleaning by City

Hardwood & LVP Cleaning FAQs

Please reach us at (480) 389-8415 if you cannot find an answer to your question.

What kinds of floors do you clean?

Solid hardwood, engineered wood, laminate, luxury vinyl plank (LVP), and luxury vinyl tile (LVT).

Should I seal my hardwood floor?

If it is real hardwood or engineered wood, we recommend it. Hardwood floor cleaning removes the grime, and sealing puts a protective layer back over the finish so it holds up between cleanings. It is still optional. Luxury vinyl and laminate cannot be sealed, since sealers do not bond to their factory wear layer.

Will water damage my wood floor?

Too much water will, which is why we never flood wood or use steam on it.

Why does my floor look dull right after I mop it?

Usually residue. Removing that buildup is often the biggest visible change we make.

Do you refinish floors?

No. We do professional cleaning, and hardwood sealing over the existing finish.

How long until I can walk on it?

Right away in most cases. We dry each section before moving on, so the floor is usually ready to walk on when we finish.

Do you move furniture?

Yes, on request: sofas, chairs, tables, and the pieces that sit on the floor we are cleaning. We do not move beds, bed frames, very heavy pieces like oversized sectionals, pianos, and appliances, or anything with breakables on it or inside it, including lamps, mirrors, TVs, and china or curio cabinets. We clean right up to and around anything that stays put.

How much does it cost?

Cleaning is $0.85/sqft online, or $1 regular. Hardwood clean and seal is about $1.49/sqft online, or $1.75 regular.
