Upholstery cleaning removes the body oils, dust, pet dander, and everyday soil that work into fabric where vacuuming cannot reach. Furniture gets more contact hours than any other surface in a house, and it shows up first on the arms, the headrest, and wherever people actually sit.
Pfaff Cleaning Co. provides upholstery cleaning throughout Chandler, Gilbert, Mesa, Scottsdale, Queen Creek, Tempe, Ahwatukee, and Sun Lakes. Fabric or leather, indoor or patio.
The difference between a cleaning and a good cleaning is time. We take ours.

“They did our commercial upholstery cleaning in Chandler & killed it. Lots of white chairs with spray tans & dirty spots and they got it all out.”
“Pfaff were amazing! Our sectional looks brand new and with a big dog in the house that says a lot! They were very communicative and informed us of all our options!”
“Very professional and do amazing work. My furniture looks amazing.”
On fabric that can take it, we use hot water extraction, what most people call steam cleaning.
Cushions come off and get cleaned on both sides where the construction allows.

Sofas, sectionals, loveseats, recliners, lounge chairs, dining chairs, ottomans, throw pillows, headboards, futons, and office chairs. Fabric and leather. Indoor furniture and patio furniture.
Mattresses are a separate service with its own process. That work lives on our mattress cleaning page.
Most upholstered furniture has a cleaning code on a tag under the cushion or on the frame. It tells you what the manufacturer says the fabric can take.
The wrong method on the wrong code causes shrinkage, browning, water rings, or dye migration, and most of that is permanent. We check the tag before anything touches the piece. If there is no tag, we test in a hidden spot first.
This is the step that separates upholstery cleaning from carpet cleaning with a smaller wand.
Leather does not get cleaned the same way fabric does. It needs a pH-appropriate cleaner, and we highly recommend conditioning afterward, because cleaning strips the oils that keep it flexible.
Leather cleaning is available for sofas, sectionals, recliners, and dining chairs, and conditioning is an optional add-on for each piece.
Fabric that looks dull or darker where people sit. Stains that will not lift with spot cleaner. A stale or musty smell from the cushions. Visible pet hair worked into the weave that vacuuming will not pull out. Arms and headrests that look different from the rest of the piece. Any of those means it is time for furniture cleaning, not just a vacuum.
That darkening on the arms and headrest is body oil. It builds gradually enough that you stop noticing, which is why the contrast after cleaning surprises people.
Add deodorizer or sanitizing and we guarantee the smell comes out of what we cleaned. If it is still there, call us and we come back.
Two honest notes. First, the fresh scent fades after a while. That part is fragrance, and it is not what you are paying for. What lasts is the odor being gone, because we kill it at the source instead of covering it up. Three years of dog, cooking, smoke, and everyday life comes out of a carpet or a couch, and people are usually surprised by how much of it was in there.
Second, if the smell is coming from something we did not clean, it is a different job. Urine soaked into the pad, something dead in a duct, mold behind a wall, or a smoker's ceilings will not be fixed by cleaning the carpet. We will tell you which one you are dealing with rather than treating something that was never the source.
Food and drink spills, body oils along the arms and headrests, pet stains, and ink all get spot treated before the cleaning pass. Fabric decides what is possible, and we identify it first. Most stains come out. A few lighten rather than disappear, and dye loss or sun fading is damage rather than soil, which we point out up front.
Desert dust is fine enough to settle into the weave rather than sitting on top of it, so vacuuming removes less of it than you would expect. Patio furniture gets that plus UV exposure, which bakes soil into the fabric and makes it harder to release the longer it sits.
Most households do well with upholstery cleaning every 12 to 24 months, sooner with pets or kids.
The method matches your fabric, not one method for everything.
We take our time. No job gets rushed to make room for the next one.
Every job Pfaff Cleaning Co. has taken on has been handled by our own team. We’re at a 5.0 on Google.
We are not the cheapest quote you will get, and we are not trying to be. We price the job, not the appointment. You get your number before we ever knock on your door, and what we confirm at the door is what you pay.
We will also tell you when a piece is not worth cleaning. If the fabric is worn through or the damage is structural, cleaning it will not fix what is bothering you, and we would rather say that than take the money.

Every price we charge on upholstery is published, along with what a real job adds up to and what makes a starting price go up. Here is the full breakdown.

We use Decon 30, a botanical, EPA-registered disinfectant, applied with a fogger. Not a pump sprayer and not a soaking. The fogger turns it into a fine, high-power mist that lands evenly across the upholstery and settles through the room itself, so the fabric and the air get treated at once and nothing gets flooded.
That part matters. Saturating fabric to sanitize it creates a worse problem than the one you started with. A mist does not.
What people notice is the room. It smells clean the way a room does after a deep clean, not after a spray can, and the difference is usually obvious the same day. It is why a lot of customers end up putting monthly sanitizing on the calendar after trying it once.
People cover the cushion before we arrive, or start explaining the stain before we are through the door. You do not have to. Every couch we clean has body oils in the arms and headrest, because that is what happens when people sit on furniture. Kids eat on it, dogs sleep on it, somebody spilled wine in 2021 and nobody mentioned it.
Flip the cushions over and show us the side you hide. That is the side we actually need to see.
Dog and cat urine, red wine, coffee and tea, grease and food oils along the arms and headrests, ink, blood, and smoke smell in fabric. Microfiber, chenille, velvet, linen, and suede all behave differently, and the fabric decides what is possible before the stain does.
Every leather finish we handle, with the full per-piece price list, is on our leather couch cleaning page.
Most pieces are dry within the hour, not damp cushions for days. Our Rotovac Monsoon pulls stronger suction than most truck mounts, so the water comes back out of the fabric instead of soaking into the fill. We fill the tank with hot water from your sink, set the machine on drop cloths, and run up to 200 feet of hose so no room is out of reach. We still say within 24 hours to be safe. The 24 hours is on purpose. Different fabrics and cushion fills hold and release moisture differently, a wool blend is not a microfiber, and we would rather beat the number than miss it.
We carry commercial air movers, Dri-Pod 360s and a low-profile Syclone, and if you want one running while we are there, ask and we will set it up. It jump starts the drying rather than leaving the room to do it on its own.
The rest is airflow. Open a window, run the ceiling fan, kick the HVAC fan on, and the room dries a lot faster than a closed-up room with nothing moving. We will tell you what to expect for your place before we leave.
Most furniture comes back looking like furniture again, and that is the usual result rather than the lucky one. We know these fabrics and we know what they will take.
We do not call a stain permanent until we have actually worked it. More than one professional chemistry and extra agitation, within what the fabric code allows, before we give you that answer.
Some things are not soil at all. Dye loss, sun fading, and a spot somebody already set with a store-bought product are damage, and cleaning does not bring those back. We classify the job before we start so you know what you are getting.

Deodorizer is for smell: it knocks out odor and leaves a fresh, clean scent, at $30 a sofa. Sanitizing is for the surface: Decon 30, an EPA-registered botanical disinfectant, fogged as a fine mist at $65 a sofa. A lot of people add both. Either one comes with our odor guarantee on what we cleaned.
Most household seating, fabric or leather, indoor or patio, from sofas and sectionals to headboards and office chairs. Mattresses are a separate service on our mattress cleaning page.
Every 12 to 24 months for most households, and sooner with pets, kids, allergies, or heavy daily use. Darker arms and headrests, a stale smell, or pet hair stuck in the weave all mean it is time.
Most of the time. Pet treatment is an enzyme applied before cleaning and given time to work, and usually the urine, the smell, and the stain all come out. Urine soaked into the cushion foam may not fully release, and we tell you before we start. See pet odor treatment for how it works.
Most are dry within the hour. Most fabric is dry to the touch within the hour, and leather is dry almost immediately.
Yes. We match products to the fabric, keep moisture controlled, and our sanitizing add-on uses Decon 30, a botanical disinfectant applied as a fine mist rather than a soak. Keep kids and pets off a fabric piece until it is dry to the touch, which for most fabric is within the hour. Leather is ready almost right away.
Yes. Fabric protectant is our most popular upholstery add-on. It buys you time to blot spills before they soak in and helps the fabric wear better. It costs $79 for a sofa or $15 for a dining chair, and it goes on after cleaning so the fiber is protected, not sealed over soil.
Online prices are 15% off regular: a sofa is $127.50 ($150 regular), a sectional of up to 5 seats $297.50, a loveseat $102, and a dining chair $12.75. Add-ons like protectant are priced separately. No tax, no hidden fees, and the full breakdown is on our upholstery cleaning cost page.
Yes. Cleaning is $275 for a sofa or $30 for a dining chair online, and conditioning is an add-on at $145 or $20.
W means water-based cleaning, S means solvent only, SW means either, and X means vacuum only. Dry clean only (S code) pieces, along with silk and velvet, may cost more, and we confirm the price before we start.
Time depends on the piece and how much soil is in it. We work around each piece rather than moving it, so you do not need to clear the room first.
