Tile & Grout Cleaning by Pfaff Cleaning Co. in the Phoenix area

Tile & Grout Cleaning Services in the Phoenix Area, AZ

5-Star Rated · Google Guaranteed · Fully Insured

Tile and grout cleaning removes the embedded dirt, grease, and hard water buildup that mopping cannot reach. Grout is porous, so soil settles down into the line and stays there. That is why the floor looks dull again by the next day. Tile stays fine for decades. Grout is what ages.

Pfaff Cleaning Co. is a full tile cleaning service for homes throughout Chandler, Gilbert, Mesa, Scottsdale, Queen Creek, Tempe, Ahwatukee, and Sun Lakes. Ceramic, porcelain, saltillo, and slate. We clean the whole floor, tile face, grout lines, corners, and edges, then seal it so it stays that way.

The difference between a cleaning and a good cleaning is time. We take ours.

Pick a service and square feet to see your price
Why a range? The low end is your online price. Narrow wood-look planks, 6 inches wide or less, carry more grout line per square foot than 12x12 tile, so they land toward the top of the range. Mosaic, clustered, or smaller-than-standard tile is quoted from a photo, since the extra grout line changes the time a lot. Send us a picture and we will give you a price, and we do not do splash-and-dash cleanings, so the top of the range covers that. We move furniture on request, just not beds, bed frames, very heavy pieces, or anything with breakables on or in it. If a lot of moving is needed, the range covers it. Your price never goes above the top of this range for what you selected, unless the scope changes on site.

💳 Easy tap to pay with any card or phone wallet, or pay with cash or Zelle. No tax added, no card fees, and no hidden fees. Receipts by email or text.

📋 Estimated price is based on the details provided. Final pricing will be confirmed before service begins. If a visit minimum applies, it shows above your total, and it counts once for the whole visit, not per service, so combining services or adding optional add-ons is how most people clear it.

Our Tile & Grout Cleaning Process

  1. Inspection. We walk the floor with you, note heavy traffic areas, staining, and damaged grout, and tell you what will come out and what will not. Permanent staining, etching, and worn grout are real, and we would rather show you before than explain after.
  2. Pre-treatment. Solution matched to what is actually on your floor. Grease in a kitchen and hard water in a bathroom are different problems, and they do not take the same product.
  3. Deep cleaning. Heavy buildup gets orbital agitation and a scrub with our pole-mounted grout brush, line by line. Then our tile tool cleans the tile and the grout together, spraying and pulling the dirty water straight back to the machine in the same pass, so there is no dirty water left sitting in your grout lines. With suction that beats most truck mounts, your floor is dry by the time we walk out the door. Corners, edges, and anywhere the tool cannot reach get done by hand.
  4. Sealing or color seal, if selected. Grout starts absorbing again the moment it is clean, so unsealed grout is on a timer.
  5. Final walkthrough. We look at it together before we load out. If something is not right, we are still standing there.

What to Expect on Cleaning Day

Larger floors and heavily soiled grout take longer. If you want a china cabinet or a display shelf moved, clear it out before we arrive and we will handle the furniture.

Measure Before You Judge the Price

Most people tell us they have 3,000 square feet. That is usually the house. The tile itself, kitchen, entry, hallways, and baths, often comes in closer to 1,000 once it is measured. Pull a tape across your kitchen and entry, add the hallways and baths, and you will have a real figure before you talk to anybody, us included.

Mosaic, hex, penny, and other small or clustered tile, plus inlays, borders, and dividers in bathrooms and entries, are priced from a photo, since it takes more time to do right. Text us one and we send back a price.

Complete Tile & Grout Cleaning Services

Tile floors, kitchens, entryways, bathrooms, and showers. Ceramic, porcelain, saltillo, slate, and most hard surfaces.

Natural stone is a different animal. Travertine, marble, and limestone take different products and a different process, and the wrong cleaner etches them permanently in one pass. That work lives on our natural stone cleaning and sealing page.

Signs Your Tile & Grout Need Professional Cleaning

Dark or uneven grout lines. Floors that look dirty an hour after mopping. Heavy buildup along kitchen cabinet bases. Soap scum and hard water deposits in the shower. Traffic lanes visibly darker than the rest of the room.

If your floor never looks clean no matter what you do, the grout is where it is hiding.

When Cleaning Is Not the Answer

Sometimes grout cleans up and still does not look right: blotchy, uneven, or permanently stained from years before anyone sealed it. That is where grout color sealing comes in, from $2.50/sqft with the cleaning included, 40+ colors, and a one-year guarantee on floors.

We clean, seal, and repair grout, not tile. We do not replace, repair, or remove tile. If a tile is cracked or loose, we tell you before we start, since that is a tile contractor job.

Optional Clear Grout Sealing

After cleaning, grout is still porous and starts absorbing spills again right away. Clear sealing keeps your existing grout color and adds a barrier so liquids bead up instead of soaking in.

It protects freshly cleaned grout, resists everyday spills, makes routine mopping actually work, and buys you more time between professional cleanings.

Clear sealer is invisible once it dries, which makes it the easiest step in this trade to charge for and skip. We apply it by hand, one grout line at a time, and you are welcome to watch us do it.

Optional Grout Color Sealing

Even after a deep clean, some grout stays permanently stained or blotchy. That is not a cleaning failure. It is the limit of what cleaning can do to a porous material that has been absorbing soil for a decade.

Color sealing puts a uniform, color-matched coating on the grout line. It covers permanent discoloration, resists future staining, makes routine cleaning easier, and leaves the floor looking like new grout instead of clean old grout.

Over 40 colors to match or contrast your tile. Color sealer goes on grout lines only. Caulk corners and edges stay as they are.

Shower Tile & Color Sealing

Showers are the toughest surface we work on. Constant water, heat, and soap do things to grout that a floor never sees.

A deep clean gets your shower as clean as it will get, and for a lot of homes that is all it needs. Where cleaning has limits is grout that is stained, uneven in color, or worn down over the years. No amount of cleaning brings that back. Color sealing does, and it is what gives a shower a genuinely new look. We will tell you straight which one your shower needs.

Hard water is the other thing to know about. We use safe methods to get out everything that will come out, and we will not take a blade or aggressive abrasive to your shower to chase the rest. Same with harsh acids. Those get fast results and leave etched tile and eaten grout behind, and that damage is permanent.

Heavy buildup also affects sealing. Sealer will not bond well over mineral that is still in the grout, so a shower with significant calcium is a harder candidate for color seal.

How long it lasts is not something we can guarantee in a shower. Water, soap, and calcium work on shower grout every day, and ventilation, the cleaners used, and moisture behind the tile are out of our control.

Send a photo with the button below and we will give you a rough range. When you are ready, we come out to go through color options and match to your tile. Once you pick a color, we take a 25% deposit to order the material for your job, and it applies to your total.

Why Arizona Tile Is a Harder Job

Valley hard water leaves calcium that bonds into grout and onto tile, and it gets more stubborn the longer it sits. Add year-round dust and the grit tracked in off the driveway, which is abrasive and grinds down into grout lines in entryways and kitchens.

That combination is why tile in Chandler and Gilbert homes needs professional cleaning on a shorter cycle than most of the country.

Need Other Services Too?

What Makes Pfaff Different

We clean down in the grout line, not just across the tile.

We take our time. No job gets rushed to make room for the next one.

Every job Pfaff Cleaning Co. has taken on has been handled by our own team. We’re at a 5.0 on Google.

We are not the cheapest quote you will get, and we are not trying to be. We price the job, not the appointment. You get your number before we ever knock on your door, and what we confirm at the door is what you pay.

The other thing you get is a straight answer. If your grout is past what cleaning can fix, we will say so and show you what color seal would do instead. If your floor does not need sealing, we will tell you that too.

Locally owned, serving Chandler, Gilbert, Scottsdale, Mesa, Queen Creek, Tempe, Ahwatukee, Sun Lakes, Paradise Valley, Phoenix, Apache Junction, San Tan Valley, Maricopa, Goodyear, Peoria, Glendale, Surprise, Fountain Hills, and Cave Creek, plus commercial work across the Phoenix metro.

Nobody Here Is Judging Your Grout

Dark grout is not a sign you are a slob. It is a sign you have a floor. Grout is porous, and in a hard water town like ours it stains no matter how often you clean. We have walked into houses that get scrubbed weekly and the grout still looks bad, because scrubbing was never going to win that fight. You do not have to apologize for it or clean before we come. Just show us the worst room.

Grout Looks Dirty No Matter What You Do?

Mopping pushes dirty water into the grout line, so the floor looks clean and the grout keeps getting darker. Grout that is dark in traffic paths and lighter at the edges is soil. Grout that is blotchy everywhere, or lighter in some rooms than others, is usually staining that soaked in before anything was ever sealed. If your grout cleans up and still does not look right, that is the point where grout color sealing is the actual answer instead of another cleaning.

Hardwood or Vinyl Floors Too?

Wood, laminate, and luxury vinyl take a different process than tile, with controlled moisture and a proper rinse. See hardwood and LVP cleaning, same visit, priced together.

Grout Cracked or Crumbling?

Cleaning brings back dirty grout. Grout that is cracked, crumbling, or missing needs grout repair first, then a clean and color seal once it cures.

Grout Restoration, Recoloring, and Tile Maintenance

People call this work a lot of different things. Grout restoration, grout restoring, grout maintenance, tile maintenance, tile restoration, regrouting, grout replacement, grout recoloring. What they usually mean is one of three jobs.

Deep cleaning brings the original grout color back when the color is still there under the soil. A grout sealing treatment or tile sealing treatment keeps it that way, on ceramic, porcelain, and clay tile. Grout color sealing, what people often call grout recoloring or grout replacement, gives you a new uniform color when the old one is gone for good.

Call and describe the floor. We will tell you which of the three it is before anyone comes out.

Backsplash and Shower Wall Cleaning

Backsplash cleaning behind a stove is grease and cooking film in the grout, not floor soil, so it takes a degreaser and hand work rather than a floor tool. Same for shower walls, where it is soap film and hard water instead of grease.

Air Movers on Request

We carry commercial air movers, Dri-Pod 360s and a low-profile Syclone, and if you want one running while we are there, ask and we will set it up. It jump starts the drying rather than leaving the room to do it on its own.

The rest is airflow. Open a window, run the ceiling fan, kick the HVAC fan on, and the room dries a lot faster than a closed-up room with nothing moving. We will tell you what to expect for your place before we leave.

Furniture, and What We Move

We move what is reasonable: sofas, chairs, tables, light pieces. What we do not move is beds, bed frames, oversized sectionals, pianos, appliances, and anything with breakables on it or in it, like china cabinets, curio cabinets, electronics, and glass tops.

If we are shuffling a lot of furniture through the house, expect the top end of your range rather than the bottom. That is labor and we would rather say so than surprise you. Clear what you can off the floor beforehand and it comes in lower.

Saltillo: Strip First, or Just Clean?

Saltillo is unglazed clay, so it lives or dies by its sealer. If there is old sealer on the floor, the right way to reseal it is to strip it first. Sealing over old sealer traps whatever is under it, cloudiness and yellowing included.

Strip, clean, and reseal, $4.50 a square foot with a $500 minimum. Usually two days. We strip, neutralize, and rinse on day one, and the floor dries completely before sealer goes on, since sealing damp saltillo turns it white. Day two is the sealer, in multiple coats.

Rather skip the strip? That is fine. We can deep clean it and leave it at our regular tile cleaning price, or clean it and add a fresh coat over what is there for $2.75 a square foot. It will look better and get some protection back, but it will not fix sealer that is already cloudy or yellow. Your call, no pressure either way.

We look at the floor and tell you what we see before anything starts.

Tile & Grout Cleaning FAQs

Please reach us at (480) 389-8415 if you cannot find an answer to your question.

How often should I have my tile floor cleaned?

Every 12 to 18 months for most Valley homes. Homes with pets, kids, or heavy traffic should plan on the shorter end,. A clear seal after cleaning stretches the time between visits.

Can you remove all grout stains?

Many improve a lot, but not every stain is soil. Staining that soaked in before the grout was ever sealed can stay after a deep clean. In those cases, grout color sealing gives the floor one even color again.

Do you clean natural stone?

Yes, as a dedicated service. Stone can go on the same visit as your tile, priced separately. Learn more on the natural stone page.

How long does color seal last in a shower?

Many shower color seals hold up for years, but some fail early, so we do not guarantee them. The usual causes are hidden: moisture behind the tile, old sealer or soap film in the grout, grout already breaking down, or cracked tile. We tell every customer this before booking. Sealing a shower runs a few hundred dollars against several thousand to retile.

Can professional cleaning remove hard water buildup?

Often, yes. Light and moderate deposits come off with our cleaning process. Heavy buildup that has bonded into the grout and tile may not come off at all. We get out everything that will come out without razor blades or harsh acids, which etch tile and eat grout permanently.

How long does tile and grout cleaning take?

It depends on square footage and the condition of the grout. Sealing adds time, since sealer goes on by hand, line by line. Most floors are dry by the time we leave, because our tile tool pulls the water back out as it cleans.

Do you do caulking?

No. Caulking is not a service we offer, and we never seal over caulk. Cleaning is not affected either way. Grout repair we do handle in house, for cracked, crumbling, or missing grout.

Is tile and grout cleaning safe for my floors?

Yes. We match the cleaning solution to what is actually on the floor, like grease in a kitchen or hard water in a bath, and we never use blades or harsh acids. Natural stone gets its own stone-safe process.

Do you clean commercial tile floors?

Yes. Every job is done by our own crew, never subcontracted. Call (480) 389-8415 for commercial pricing, or see our janitorial services.

Do you repair damaged or cracked grout?

Yes. Damaged grout has to be addressed before sealing, since sealer will not hold over cracked or crumbling material. We flag anything that needs repair during the inspection and quote it with the job. Once repaired grout cures, it can be cleaned and color sealed so it all matches.

What is the difference between clear sealing and color sealing?

Clear sealing protects your grout without changing its color, so it fits when the grout cleaned up well and you want to keep it that way. Color seal starts at $2.50 a square foot with cleaning included and is guaranteed a year on floors.

Do you clean or restore shower glass?

Not at this time. We clean and repair the tile, stone, and grout around it. For hard water on glass, we suggest Bio-Clean Hard Water Stain Remover. It is non-acidic, so it will not etch the stone and grout around your glass the way most acid-based removers can. Test a small corner first, especially on coated glass.

How long will a shower cleaning or color seal last?

There is no set answer. A short life does not mean the work was done wrong. Running the exhaust fan during and after showers and squeegeeing the walls help it last.
